The First 20 Minutes
Most reps lose the deal at the start, not at the close.
Most reps assume they lost the deal at the end of the appointment. So they start looking for a better close. A better way to handle objections. A better way to ask for the sale.
It’s a completely understandable reaction. It’s also usually the wrong one.
In our experience, the deal was often decided long before you ever presented your recommendation. It was decided in the first 20 minutes.
Think about it.
If a homeowner never felt comfortable enough to tell you what they were really thinking… If they never shared what actually mattered to them… If they kept their biggest concerns to themselves…
Then how could your recommendation ever be perfectly aligned with what they truly wanted?
It couldn’t.
Not because you didn’t know your product. Not because you weren’t likeable. Not because you needed a better closing technique. But because you were making recommendations without first understanding the person sitting across the table.
That’s why so many sales reps end up fighting objections that were never really objections at all. They were gaps in understanding. Gaps in trust. Gaps created in the first 20 minutes of the conversation.
No closing technique can fix a conversation that never went deep enough in the first place.
The good news? Once you know how to lead those first 20 minutes differently, everything else becomes easier. Your presentation becomes more relevant. Your recommendations become more compelling. Your objections become fewer. And your close starts feeling less like persuasion… and more like the natural conclusion to a great conversation.
Because the best in-home sales reps don’t win at the close. They win long before they ever get there.
I was friendly. I knew my product. I built rapport. I’d ask a few questions, walk the yard, take measurements, present my recommendation and try to close the deal. Sometimes I’d win. A lot of the time I wouldn’t.
Like most in-home sales reps, I assumed I needed to become better at closing. So I did what most salespeople do. I looked for better ways to handle objections. Better ways to ask for the sale. Better ways to persuade homeowners to say yes.
Years later, I realized I’d been trying to solve the wrong problem. I wasn’t losing deals because I couldn’t close. I was losing them because I never truly understood the people sitting across the table.
I thought I was connecting. I wasn’t. I was having pleasant conversations. But I wasn’t asking the questions that helped homeowners uncover what really mattered to them. I wasn’t getting beyond the polite answers. I wasn’t discovering the fears, the frustrations, the dreams, or the vision that was actually driving the decision.
And because I didn’t know those things… I was presenting solutions to problems I didn’t fully understand.
One thing had always bothered me about sales. I never wanted to manipulate people. I never wanted clever closing tricks or pressure tactics. I wanted homeowners to feel understood. I wanted them to feel confident they were making the right decision — not because I’d talked them into it, but because together we’d uncovered what was genuinely best for them.
I just didn’t have a process that showed me how. So I went to work. I started rebuilding the opening of the in-home sales appointment from the ground up. Question by question. Conversation by conversation.
I became obsessed with one idea: What if the first 20 minutes could make the rest of the appointment feel easy? What if homeowners trusted you so quickly that they stopped holding back? What if they told you what really mattered before you ever looked at the product? What if your recommendation felt like the natural conclusion to the conversation instead of a sales pitch?
That journey eventually became what we now call the Foundational Five. It’s not a collection of clever questions. It’s a repeatable system that helps homeowners lower their guard, think more deeply about what they really want, and make better decisions — while giving you complete clarity about how to help them.
It’s the system I wish someone had handed me when I was twenty-five. Because I know how many deals I would’ve won… if I’d understood then what I know now.
The sale isn’t won at the close.

You knock on the door. The homeowner welcomes you in.
Instead of making a little small talk before reaching for the tape measure, you sit down. You say something they’ve probably never heard from another sales rep.
Almost immediately, the atmosphere changes. The homeowner relaxes. Their guard starts to come down. They realize this isn’t going to be another sales pitch. It feels different.
Then, instead of asking the same surface-level questions every other contractor asks, you lead them through a conversation they’ve never had before. You discover why they’re making this decision now. What’s happened that’s brought them to this point. What they’re worried about. What they’re hoping this project changes for them and their family.
You uncover the deal-breakers before they become objections. You understand what success actually looks like in their eyes.
By the time you finally walk the project… you’re no longer guessing. You know exactly what matters most. So when it’s time to make your recommendation, you’re not talking about features. You’re connecting your solution to the future they just described.
The conversation feels natural. The homeowner isn’t looking for reasons to say no. They’re looking for the best way to say yes.
And when you leave… you’re not just another quote sitting on the kitchen table. You’re the salesperson they trust. The one they’ll compare everyone else to. The one they’ll remember.
Because the best in-home sales reps don’t win at the close. They win long before they ever get there.
Spend 90 minutes with Marcus as he walks you through the exact process he uses to transform the first 20 minutes of an in-home sales appointment. You’ll see the framework in action, hear the thinking behind every question, and discover why the opening has a greater impact on your close than anything that happens at the end.
This isn’t a webinar you’ll sit back and watch. It’s an interactive masterclass designed to help you leave ready to use what you’ve learned immediately.
You’ll receive the complete workshop workbook before the session begins. Throughout the masterclass you’ll build your own question track, capture key insights, and leave with a practical guide you can take into every appointment.
Instead of trying to remember what Marcus said… you’ll have your own personalized framework sitting beside you in the field.
One of the biggest challenges in sales isn’t knowing what to ask. It’s knowing how to ask it naturally. You’ll receive our collection of proven talk tracks, conversation starters, transition phrases and discovery questions so you always know where to go next without sounding scripted or rehearsed.
No canned presentations. No memorised scripts. Just natural conversations that build trust.
Learning doesn’t stop when the masterclass ends. After the session, you’ll be invited to submit a recording of one of your own in-home sales appointments. One of our coaches will personally review it and show you where you’re creating trust, where you’re leaving opportunities on the table, and how you can make your next appointment even stronger.
It’s one of the fastest ways to bridge the gap between learning the system and mastering it.
Everything included is designed around one simple idea: you shouldn’t have to wait weeks or months to see a difference. You’ll leave knowing exactly what to ask, exactly how to ask it, and exactly how to put it into practice in your very next appointment.
Because that’s how real confidence is built. Not through theory — through repetition, through implementation, through having a system you can rely on every time you walk through a homeowner’s front door.
If you lead a sales team, this masterclass isn’t just for individual reps. The biggest challenge for most sales leaders isn’t finding one great salesperson — it’s getting every rep to follow the same system.
Right now, every salesperson probably opens the appointment a little differently. The result? Inconsistent conversations, inconsistent customer experiences, inconsistent close rates — and coaching that often comes down to personal opinion instead of a shared process.
If you’re serious about improving your team’s close rate, don’t send one rep. Give your entire team the same foundation.
Marcus has spent more than two decades helping businesses communicate in ways that build trust, create stronger customer relationships, and improve sales performance. But long before he became a bestselling author and international keynote speaker, Marcus was an in-home sales rep — selling swimming pools to homeowners and learning firsthand what it feels like to lose deals you should have won.
The system you’ll learn in The First 20 Minutes was born from those experiences and refined over years of working with thousands of in-home sales professionals.
Not clever scripts.
Not manipulation.
Not pressure.
Just a better conversation.
